Should You Use the Same Real Estate Agent for Both Transactions?

When homeowners want to sell a house and buy another simultaneously, they naturally wonder if one real estate agent could handle both jobs. The answer depends on the skills and expertise of individual agents and where customers plan to sell and buy.

Qualities to Look for When Interviewing Real Estate Agents
Some agents only work with sellers or buyers, some work with both but focus more on one area, and others split their time evenly between buyers and sellers. When you interview real estate agents, ask about their experience with both types of transactions.

An agent who works primarily with sellers should understand how to set an appropriate asking price so a house can sell quickly. He or she should also understand how to effectively market a home, stage it to attract offers and guide sellers through the process.

A real estate agent who works with buyers should be skilled at listening to what customers want and need, helping them find a suitable home in their price range. He or she should understand the local community, have connections to other real estate professional, and be able to offer buyers sound advice.

Reasons to Hire One Agent
Working with one real estate agent to buy and sell can make the process smooth and convenient. With a single phone call or email, you could handle several matters quickly. The agent could coordinate both closings though one title company and provide information to help the transactions proceed quickly.

Reasons to Work With Two Agents
Real estate agents generally focus on a limited geographic market so they can understand all its complexities. If you are selling a house in one area and plan to move to another city in a different real estate market, it would make sense to have one agent sell your house and have another who specializes in your target area help you make a purchase.

Some agents only specialize in buying or selling but work on a team with other agents who handle different types of transactions. You might be able to hire a selling agent who had a colleague at the same agency who could help you buy a new home. The two could communicate with each other to coordinate their services.

Some agents are phenomenal at helping either buyers or seller but have limited experience with the other. If you are uncertain about an agent’s ability to handle both transactions, it would be in your best interest to hire two agents.

Do What Is Right for You
Working with one real estate agent to both sell and buy homes can be convenient, but in some cases, you might be better off working with two people. Talk to several professionals about their specialties and experience so you can decide if you should work with one agent or two.
