How to Change Real Estate Agents

Finding the right realtor for your needs is vital to make the buying or selling process run smoothly and ensure that you get the best deal possible. Unfortunately, things don’t always work out perfectly the first time around. If you are finding that the real estate agent you are working with doesn’t seem to be a great fit, you have some options. 

Find the Right Realtor to Start
They say an ounce of prevention is worth a pound of cure, and that couldn’t be more true when it comes to finding the right real estate agent. Since your agent is pivotal to navigating the legal stipulations and is pivotal to understanding the market you are working in, a great agent is key when buying or selling a property. Before you settle on an agent, be sure to interview a few, look at online reviews and ask for recommendations from friends and local lending or homeowner’s institutions. Doing your homework could save you a lot of hassle down the road.

When to Let Go of Your Real Estate Agent
Sometimes, a miscommunication or a simple misunderstanding of expectation can be to blame when a relationship with an otherwise good agent goes south. At times, you can foster better communication by setting out all of your specific expectations, allowing your agent to comment on the market and any circumstances that may require you to shift your expectations. Alternatively, your agent will understand how to better meet your needs. If this is not happening, it may be time to find another agent. 

Consider Beginning Your Search If:

  • Your agent does not return emails or phone calls
  • Your agent lies to you
  • Your agent won’t show you homes in your price range (and keeps upselling)
  • Your agent won’t offer any guidance (even if that guidance is just a reminder to seek a tax professional for specific circumstances)

How to Change Your Agent
Ideally, you would change your agent before you signed a contract. Attempting to back out can be difficult or costly. If you did sign a contract, it’s important that you get a release signed by both the agent and their broker. Many real estate agents will release you from a contract simply to avoid the potential bad reviews and professional strife that can come from forcing a relationship. If you find that you cannot get out of your contract, check with the broker to see if you are contracted with that specific real estate agent or the brokerage itself. You may be able to work with someone else in the office. Finally, if your agent worked out well, but you simply decided not to buy or sell, for the time being, consider sending a thank you gift to recognize their time and effort.
