At Fault? Right on the Money. Inspiring Individuals.

RISMedia’s Power Broker Dinner
Held November 13, 2007 at the Venetian Hotel, Las Vegas

A Powerful Evening
I wanted to write while it is fresh in my mind to thank you for the Power Broker Reception & Dinner . I had not anticipated enjoying it so much.
Alex Perriello set an upbeat tone from the beginning. The ‘On the Shoulders of Giants’ award for Nina Cottrell was moving and presented beautifully. You ran it all smoothly. The food was excellent and tastefully served, and the comedian-John Pinette-was terrific.

Please accept my gratitude for all you do for our industry, and for a wonderful time.

What About the Appraiser?
One thing you forgot to address was the appraiser who appraised the home extremely over its current market value. About $5,000, give or take, is completely understandable. The appraiser in such cases is totally at fault as well.

A good Realtor will do a comparative market analysis for their client before making an offer. If a home is listed extremely below its current market value, they should wonder why and find the answers if possible. But to help a client make an offer at $90,000 above current market value is just showing ignorance.

My biggest concern is an honest buyer, working out a deal to receive monies at closing for repairs, receiving a loan that they cannot afford and, therefore, defaulting. In these cases, one should make careful documentation as to what the monies are allotted for-of course, making sure all parties have signed all documentation.

It’s in the Details
Your article was right on the money. I bought into this small MLS company last year because they had the technology I needed to create the very first true Spanish language real estate search engine.

In creating our Spanish language product, we knew from the beginning that we had to be idiomatically correct with the different Spanish dialects. That has been our biggest challenge. We have written a lot of software and I believe we now have the best English to Spanish translation product on the market.

Maintaining ‘A Sense of Home’
I work in Alabama, and was visiting my daughter and family in Encinitas, California, during the days of the fires. We were on a vigilant watch with the news and keeping track of nearby relatives. I feel an intense compassion for the land and for the people whose homes and neighborhoods were affected, and, in retrospect, am also in awe of the galvanized spirit of Southern Californians and the hearts of gold that are clearly evident in times like these. These unchangeable, enduring qualities spark the fuel for reconnecting, rebuilding, relocating and restoring. I am more proud today of my work as a Realtor, just knowing of those Realtors who are able to effectively facilitate practical services and a sense of home-no matter what the circumstances.
