Make Your Listings Attractive to Consumers

MRIS, Sept. 15, 2008-According the NAR 2007 Profile of Home Buyers and Sellers, nearly one-third of recent buyers reported that their “first step” in the home buying process was looking online for properties for sale. Consumers are demanding listings with photos. Internet listings with photos attract buyers. Listings with multiple photos are viewed more often.

Were you aware that you can upload photos immediately once you have submitted the listing and obtained an MLS Number and will display in Matrix, Active Agent, Lingo, and Bridge? File formats accepted are .jpg, .jpeg, .gif, .bmp, .png, .tif and .tiff and the listing agent is now able to create a custom sort order, custom caption and description. Most digital cameras now have a menu where you can select PC quality photos. This will allow for a faster upload and won’t have any effect on how the photos are viewed on the Internet.

If you feel more comfortable taking a class to learn Keystone Photo Upload, it is one of the topics in the Keystone Class, offered in Hands On and Virtual Format. The Virtual Class is “live” and instructor lead. You will have plenty of opportunity to have your questions answered.

Log on to www.mris.com, hover over Training, click “On-Line Training Library,” click “Keystone Photo Upload Tutorials,” and click “Adding Pictures Using Keystone Photo Upload.”

Hover over Training, click on Manuals, click on Keystone, and click “Keystone Reference Manual”. The KPU instructions are found in Chapter 3, on Pages 5 – 9.

The following features found on some digital cameras may help you take better, more effective photos:

  • Wide angle lens can help by showing more of the room.
    Telephoto lens may help in taking a more appealing exterior shot.
    “Stitch assist” can help to create panoramic shots.
    Scene Modes optimized for specific scenes/photographic conditions are preprogrammed by the camera manufacturer. When selected, a scene mode may produce better results.
  • Image Stabilization (IS) or Optical Image Stabilization (OIS) sometimes called vibration reduction or anti-shake helps alleviate movement or vibrations in order to obtain clearer pictures.
