How to Appeal to Young, First-Time Homebuyers

Homebuyers come from all backgrounds, but young couples who are raising children are a key demographic you want to appeal to when selling your house. That’s because these motivated buyers are often excited to become homeowners, or they may be moving to a new area because of a job and are anxious to find a home.

At the same time, these couples are making a big decision and there are certain things they absolutely demand. Here are some ways you can appeal to these buyers.

Freshen up Your Kitchen:
Young people who buy a home are likely to be cooking a lot, especially if they have young kids, because they won’t want to spend money eating out. A kitchen remodel probably isn’t a realistic option, but you can give your cabinets a fresh paint job. Also, clear out the stuff you don’t need to create space and make your storage areas organized.

Show Off Your Schools:
Good schools are a must for parents or people who plan on becoming parents. If you live in a good district, make sure potential buyers know all about it. Information like students’ performance on standardized tests and the percentage of students who go onto college are among the details people will be interested in.

Stage Your Yard:
Parents are going to want a space where their kids can play outside. If you have a nice grassy area, clear it of furniture and leaves so that visitors see a great place their children can safely have fun. Maybe you have a play-set your children, or grandchildren, have enjoyed. If so, make sure it’s in good condition and is visually appealing. If not, have it removed—an eyesore of an old swing set could send a message that the home isn’t well maintained.

A Home That’s Ready to Move Into:
Chances are, young couples have been saving money for a down payment (along with their kids’ education), so fixer-uppers aren’t a good fit unless the buyers are do-it-yourselfers. While they may be up for painting a few rooms, things like kitchen remodels and major repairs tend not to be in their budget. Making sure your home isn’t in need of serious work will help finalize the sale.

And that will make your house the perfect place for a couple as they become new homeowners.
