4 Ways to Maximize Discretion When Buying or Selling

For luxury homeowners, privacy can cause a lot of concern throughout the buying and selling process. Whether you’re wary of posting pictures of your home on the internet and would prefer the transaction price remain a private matter, there are many reasons to seek the utmost discretion. Here are just a few ways that your real estate agent can help you achieve exactly that. 

Make It a Pocket Listing
One of the preferred methods of maintaining privacy when selling a home is to have your real estate agent keep it as a pocket listing. Rather than listing it on the MLS and having your home syndicated to various websites for the whole world to see, a savvy agent can market your home by word-of-mouth and make sure that it still gets in front of qualified buyers.

Hide Your Address
If you still want to leverage the power of the internet, another strategy is to simply remove your address from the listing information. However, if your location is a major selling point, then your neighborhood or street name should still be included. Of course, some websites and listing services require an address, so this isn’t always an option, but a professional agent will be able to advise you on the best possible solution.

Use an LLC
Buying your home through a limited liability corporation, or transferring it into one before selling it, has become a popular strategy for today’s luxury buyers. This makes it more difficult for someone to look up your real estate portfolio online and see how much you paid or sold your home for.

Be Mindful With Photos
Photos are a common pain point, particularly for high-end sellers, as it can be difficult to strike the right balance between showing your home’s best qualities and maintaining privacy. Fortunately, there are several strategies that can help, such as removing any family photos, blurring out valuable works of art and limiting the number of photos to a few key shots that show potential buyers just enough to generate interest.
