Making an impact: The home buyer tax credit has had a tremendous effect on our area. About 40% of purchasers have used the tax credit. It has served a real need here. These folks would not have been able to buy a home without it. The tax credit, combined with unprecedented, low interest rates, has been key.

When it comes to listing homes, what’s your pricing strategy?
Our strategy is to make sure people are interested in the homes we sell, but that only happens if they’re priced right. If we list them too high, the homes will sit. People have this urgency to sell, but sometimes don’t want to be realistic about the price. Sellers also need to realize that their homes have to be in good condition. When a potential buyer walks in to a home, you don’t want them to think it’s rundown.

How have you managed to maintain success over the years?
The way we’ve been able to move in the right direction is retention. We have very few people who leave our company. People are the most important ingredient in the success of any company. We provide a good atmosphere and are genuinely supportive of our people. We have a nice awards function each year, where we ensure that our agents know how much we think of them. Praise will take you a long, long way. We care about them.

What tools and resources are most critical to ongoing success?
We have just about every program you can think of to make our agents successful, but our people have great success using the products and platforms Prudential provides. Our company’s also been involved in the Buffini coaching program for about 18 months.

What are your predictions for a turnaround?
Almost every publication has said our area has already turned around, which is great. We think our market has bottomed out; we’ve seen three consecutive months of increased sales. Our area is also on the receiving end of incredible national publicity. AARP said recently that we are the No. 2 area in the U.S. to live and raise a family. Fortune magazine listed us as No. 20 in the nation in a similar ranking. Our area’s been very fortunate. BMW moved here a few years ago and there are other companies, such as GE, Fluor Daniel and Michelin that continue to bring people in.
