If you’re going to sell your home, you want it to make a positive impression on potential buyers. A roof that’s sagging or leaking can make it difficult or impossible to sell your house.

Some roofing problems are obvious, but others aren’t. That’s why it’s important to have the roof inspected before you put your house on the market. If you realize that there’s an issue, you’ll be able to address it and avoid a hassle later.

A Damaged Roof Can Sink a Deal
When selling a home, curb appeal is critical. Potential buyers form an opinion about a house before they even get out of their car. If your roof has been damaged by severe weather or years of neglect, buyers might simply drive away and look at other properties.

Even if your roof doesn’t have obvious damage, its less-than-stellar condition can make it hard to sell. Buyers understand that a small leak or a few loose shingles can lead to major problems. Moisture can damage insulation and supporting beams and create perfect conditions for mold to grow.

If a home inspection turns up evidence of roof damage, a buyer might insist that you make repairs or lower the price. A buyer might also decide to walk away and purchase a house with a roof in better condition.

Fixing the Roof Now Can Pay off Later
You might not want to pay for expensive roof repairs right before you move out, but consider the alternative. If your house has a leaky roof, it can languish on the market for months. Even if you lower the price, you might struggle to find a buyer.

If you have to move soon to start a new job in a different city, that can create even more challenges. If you don’t sell the house quickly, you can get stuck paying two mortgages at the same time. You can avoid these scenarios by making roof repairs before you list your home.

A Clean Inspection Can Reassure Buyers
A roof inspection might not reveal any issues. Buyers who are worried about leaks and other problems will view the inspection report as evidence that you prioritized maintenance, and they’ll be more inclined to make an offer.

Having the Roof Inspected Can Help You Sell Your Home
Getting the roof inspected before you list your house might seem unnecessary, but it can help you avoid unnecessary setbacks later. A roof that’s well maintained can give buyers confidence and justify a higher asking price. If the roof is damaged and you get it repaired before you put the house on the market, that can help you sell your home quickly and get top dollar.
