Intuit Real Estate Solutions Launches Portfolio Modeling and Analysis Tool

RISMEDIA, June 13, 2007-Intuit Real Estate Solutions (IRES) announces the introduction of “IMPACTTM,” which enables real estate companies to create and model multiple investment scenarios, change critical investment assumptions, and estimate the short and long term financial impact of alternative decisions on the portfolio.

According to the company, by being able to quickly and easily model multiple scenarios in a given time period, portfolio managers and real estate executives will be able to make the right decision faster and feel more confident in their decisions. IMPACT helps clients make the right buy, hold, sell decisions, evaluate capital deployment scenarios and help understand debt and equity tradeoffs on investments alternatives.

“For the past year, we have collaborated closely with our clients from around the world to better understand the processes and pain points associated with making critical portfolio investment decisions and tracking performance against their decisions. Our clients’ fingerprints are all over IMPACT. They have helped us define and design IMPACT and have validated the “impact” it will have on their businesses,” said Jeff Thompson, division president of IRES.

Powerful but Easy to Execute Modeling Capability

IMPACT enables users to drill down from the capital level to the individual asset level and understand the impact of asset level investment decisions on the portfolio, and to determine the investment impact across even the most complex ownership structures, the company reports. There is no reasonable limit to the number of models that can be evaluated. And, models can be created in minutes, maintained at the user level, and easily compared to all previously evaluated models. Individuals can collaborate with investors and other decision makers and share models across their business. Rigorous security controls protect the models and formulas determined critical to any firm.

Easier to Use and More Powerful Than Spreadsheets

It was also reported that IMPACT enables users to standardize their key formulas on how they drive performance and return and create formulas or choose from a library of pre-populated formulas. Recognizing that many firms use different formulas for a key metric like IRR, IMPACT’s formula library contains multiple formula alternatives for each metric. To make things even more efficient, spreadsheet based models can be easily imported into IMPACT.

IMPACT, according to the company, is so easy to use that executives without the time to dig deep into complex spreadsheets and reports can simply and easily make assumption, model and scenario changes on their own in just a few minutes.

“IMPACT allows a user to perform functions in minutes that used to take hours, if not days,” stated Chris Phillips, director of global business strategy for IRES. “The ease of functionality allows the user to create numerous scenarios and see the impact to their portfolio in minutes versus what would take days today with their current methods with just one or two scenarios,” he added.

Dashboard and Reporting Capability that Can Be Personalized

IMPACT comes with dashboard and reporting capability included. The dashboard views in IMPACT can be personalized and customized by the user to report and track at the asset, portfolio subset, entire portfolio, or at the company/fund level. Portfolio managers and executives track and see what is most important to them. Companies can consolidate and connect financial and operational data from multiple internal / external sources to view portfolio-wide investments and create performance reports. Clients can access reports already included in IMPACT as well as easily configure ad hoc reports to instantly evaluate key performance indicators (KPIs) relative to their businesses. Reports can be distributed and shared directly for easier collaboration and decision making.

“IMPACT enables a portfolio manager or C-level executive to track performance versus original forecast assumptions, easily make new forecasting assumptions, and ultimately be able to track against an asset’s or portfolio’s short and long term return objectives,” explained Phillips.

IMPACT Drives Operational Improvements Across a Client’s Company

– Create new funds and new deals within a fund and define an exit strategy for the fund;
– Conduct due diligence reviews and analyze real estate market trends;
– Calculate fund net asset values and forecast portfolio and asset level valuation, cash, returns and fees;
– Model multiple deals against pipeline targets and plan the active operating and/or exit strategy;
– Reconcile financial information into fund level numbers and report on performance returns for portfolio and fund;
– Provide investor advisement and produce instantaneous reports for investors, budgeting and more.

IMPACT Works with Any Property Management or Asset Valuation System

While IMPACT tightly integrates with IRES’ MRI software, the solution was built as a stand alone application. It is able to integrate and import data from any of the well known cash flow valuation tools and property management and accounting systems in the market today.

IMPACT is a Global-Ready Solution

IMPACT has the capability across portfolios with assets in multiple countries and various asset classes. The solution can be deployed for use with multi-national owners or international portfolios around the world. Ready for use, IMPACT was built with multi-currency, multi-measure and multi-format features.
