Home Best Practices

RISMEDIA, July 25, 2008-Text messaging is fast becoming one of the most common forms of communication in the United States. This untapped median can be very important for finding potential buyers and customers. People feel comfortable typing in an address and getting the information they need. This non threatening form of commutation is quick and easy to use.

With the Can-Spam act of 2003 it has become illegal to bulk e-mail or text message Individuals that are not your customers or have asked not to receive solicitations. It is getting much more difficult to get through all of the spam filters or be seen through the clutter of spam. Text messaging has not been as susceptible to spam. This is where a great opportunity has arisen with having text messaging on each of your listings.

Text Messaging & Your Listing

By adding the text message address to your listing sign, the buyer can initiate an inquiry about your listing by sending a text message to you. At that point you have captured a prospect. They may not purchase that house but there may be another that could interest them.

Building Your Potential Customer Base

Keeping a sales pipeline full can be difficult in challenging economic times. Finding new contacts can be difficult. You never know when individuals need to sell or buy a house. Always being in contact becomes even more important.

That is why text messaging becomes that much more important. The individuals that contact you are officially yours because they have asked for your information. Now you can continue to work with them if that is what both of you decide.

Building Relationships

When people talk about text messaging they lament the lack of personal communication. While that may be true on some levels, when text messaging is used properly, it can be the opening you are looking for to connect with future customers. When someone texts you, they invite you into their circle, this allows you work with them until they do need your services.

Introducing TLC (Texting Lead Circular)

Since you only have one cell phone. Text messaging on multiple listings gets more difficult. So Real Closer Software has introducing the low cost Text Lead Circular or TLC for short. According to the company, they simplify the process and do the hard work for you.

You just need to place a rider outside your listing and potential buyers can initiate an inquiry about your listing by sending a text message to your listing address. The prospect will receive an instant response defined by you. The cell phone number of prospect will also be forwarded to your cell phone and/or e-mail. You now have a lead that you can follow up on.

With this system you get your own login and control of what the flyer message says. Reuse the Text Message ID for your next listing as soon as you close the last one.

Find a Buyer Challenge

With the market tightening, Realtors have to be more creative in finding and working new contacts to keep their business running smoothly. A simple text messaging rider in front of your listing can be a powerful tool that can set you apart from your competition.

Right now the company says that it feels so confident in its TLC product that they are offering it for 6 months for free with a $20 setup fee.
