How to Prepare Your Home for an Open House

Many real estate agents consider an open house a vital part of the home-selling process. An open house allows several prospective buyers to see a home in a single day. In some cases, the sellers receive one or more offers soon after an open house and are able to close the deal in a relatively short period of time.

To have a successful open house, preparation is key. Potential buyers want to see a clean, well-maintained home that they could picture as their own. The atmosphere should be relaxed and welcoming to put viewers at ease.

Curb Appeal
When hosting an open house, making a good first impression is critical. If a house lacks curb appeal, potential buyers will simply keep driving. Before the open house, you should mow the lawn, trim the hedges, weed the garden and remove any toys or other distractions from the yard. If the exterior paint is peeling, address that before you show the house. If the mailbox or house numbers are damaged or worn, replace them.

Cleanliness
When prospective buyers step into a house, the first thing they will notice is whether it is clean. If you do not want to do a top-to-bottom cleaning yourself, hire professionals. The house needs to be spotless to make a good first impression. Remove any clutter, such as newspapers, magazines and knickknacks, that could distract from the house itself.

Appearance and Simplicity
Consider making some cosmetic upgrades to the house. If necessary, repaint the walls and cabinets or replace the faucets. These simple changes can breathe new life into a house.

Keep the furniture and accessories simple and fashionable. If you have any old and worn-out furniture, put it in storage for the open house.

Good lighting is necessary to make the house look warm and inviting. Open the blinds or curtains and turn on lights, even if it is sunny outside. The brighter the house looks, the better.

Nothing Personal or Valuable
Prospective buyers want to envision themselves living in a house. It is difficult to do that if they are looking at photos of another family. Remove your personal photos, artwork and other items to make the house more of a clean slate for visitors.

If you have pets, take them to stay with a family member or friend during the open house. Pets can be a distraction, and you never know if a potential buyer has allergies. Also remove pet bowls, beds and litter boxes.

Before you open your home to strangers, lock up your valuables. The real estate agent will be speaking to several people and will not be able to keep an eye on everyone at all times.

Make a Good Impression
An open house is an excellent opportunity to show the public what your house has to offer and can help you sell your home quickly. In order to have a successful open house, invest some time and money to make your home as attractive and inviting as possible.
