Summer Home Maintenance Checklist

Whether you prefer to spend your summer traveling or enjoying your own backyard, your property requires a certain level of maintenance to keep your home functioning optimally and prevent any more significant issues. Also, summer curb appeal, such as lush grass, manicured hedges and vibrant flowers, tops many homeowners’ priority lists. Staying on top of your summer maintenance projects will free up time and provide a space for you to enjoy your well-deserved labor. Below is a summer home maintenance checklist for the next few months. 

Daily summer maintenance:

Watering
Depending on where you live, the temperature and the precipitation levels, watering the flowers and grass daily or every other day will keep them healthy and vibrant. If you have an in-ground sprinkler system, servicing it every summer will keep it in optimal condition. 

Pool maintenance
If you have a backyard pool, you’ll need to establish a pool maintenance routine, including daily skimming and testing the chemicals.

Weekly summer maintenance:

Weeding
Weeding the garden can be therapeutic for some and a chore for others. Whether you prefer to handle the gardening and weeding on your own or outsource it, regular weeding will help keep the weeds at bay and prevent them from overtaking your gardeners and mulch beds.

Lawn maintenance
Weekly mowing and edging will keep your yard looking crisp and fresh. Like weeding, mowing the lawn is a task that some relish and others dread. Whether you have a lawn service or prefer to tackle this chore independently, setting a weekly lawn mowing schedule will ensure you don’t miss a week.

Clean water sources
If you have an outdoor water source, such as a backyard fountain, regular cleaning and sanitizing will prevent algae and mold from accumulating and the water from becoming a breeding ground for mosquitoes and other pests.

Monthly summer maintenance:

Schedule a monthly pest service
As the temperatures get warmer, insects, critters and other unwelcome species like to emerge. In addition to nuisances like mosquitos and flies, more serious insects, such as termites, can damage the structure of your home. Having a 

Clean the A/C filter
The filter should be cleaned monthly when the air conditioning is running regularly. Consistent cleaning will ensure the system has a long lifespan and circulates clean and cool air.

Seasonal summer maintenance:

Reverse the ceiling fan
Ceiling fans can instantly cool down a room, making it feel more comfortable. Every summer, inspect the fan for loose or wobbling blades, dust the edges and rotate the blades so the fan rotates counterclockwise to push the cool air down. In the winter, the blades should turn clockwise.

Inspect the siding
Winter, spring and early summer can affect your home’s exterior. The results of storms, pollen, moisture damage and more can show up on the siding in mildew, dents and stains. Power washing the exterior and having a professional come to repair any siding damage can keep your siding in the top shade, which will prevent you from having to replace all the siding sooner than you need to.

Clean the gutters
Your home’s gutters may need to be cleaned several times during the summer, especially if mature trees hang over it. Summer storms can result in an abundance of debris collecting in the gutters, which can cause long-term damage to the gutter system, the structure of the house and the surrounding exterior.

Power wash the exterior
At the beginning of the season, power washing the exterior of your home and surfaces such as the driveway, walkways and patio can give you an instant visual lift. It will remove the dirt, dust and debris accumulated over the winter and make your home and surrounding area appear lighter, cleaner and brighter.
