Mechanics of a CMA (Competitive Market Analysis) Using Matrix

MRIS, May 26, 2008—CMA is covered in the Matrix class, offered in both Hands On and Virtual Classroom Settings.

In Matrix, click the Search Tab. Using the desired property type, select the CMA link. Note: This screen functions the same way as other search screens, with the exception that certain fields already contain info by default and the sort order is predetermined (status and close date).

Create a custom default for the CMA search screen.

Select the statuses that your sales manager has recommended. Select For Sale = Yes (unless this is a rental CMA). The Close Date field is set at 180+. This may be lengthened or shortened. Off Market Date is directly related to three statuses; expired, withdrawn, and temp off. If you aren’t using one of these three statuses then don’t place any value in the field Off Market Date. Once you have the fields that you would always want to use when creating a CMA, click the link “set default.” If you ever wish to restore the system default click “reset.”

To create a CMA:

  1. Select your criteria as needed and then click the SEARCH button.
  2. From the search result screen select the properties to be included in your CMA, click the CMA button. Note: This button will not become active until you make a selection of properties. If more than 100 properties are selected, the button will not be visible).
  3. From the CMA Options screen, provide a name for the CMA. If no name is provided it will default to the date and time the CMA is created.
  4. Select the pages to include in your report. At least one page must be selected to activate the Subject, Print, and Email buttons. In order to activate the Adjustments Button, the CMA Price Analysis with Photo must be selected.
  5. Subject Button – Add the Subject Property information. Three options exist to input Subject Property information: (1) Enter the information manually, (2) enter the MLS# for the Subject Property, then click the “Fill” button. (3) Use the tax record belonging to the Subject Property by selecting “Fill from tax to residential” then enter the tax id of the Subject Property. Click “Fill”. Optional – upload your own photo of the subject property. 
  6. Adjust Button – Use this button to adjust comparable property data, click DONE. *Important: Consult your sales manager concerning the adjustment button.
  7. Save, Print or E-mail your CMA. Click the Return to Search Button.
  8. Use the Map Button to print out the Map showing the Comparable Properties.
