Sale of Oceanfront Home Draws Record Price

RISMEDIA, April 29, 2008-A private and prestigious oceanfront home in Mantoloking, New Jersey, was recently sold for $7.4 million. This is the highest amount ever paid for a residence in Bay Head and Mantoloking, according to Diane Turton, Realtors.

The record-breaking price is over seven times more than the average selling price for homes in both waterfront communities. During the first three months of 2008, the average sale price for a single family residence in Bay Head and Mantoloking was $1,007,250.00, based on figures from the residential real estate firm. In 2007, the average sale price for houses in those two, exclusive boroughs was $1,516,453.

“The Multiple Listing Service data shows that this is the highest sale price for a home in either community since 1996,” said sales associates Suzanne Van Schoick and Edwin O’Malley, who closed the sale for Diane Turton, Realtors’ Bay Head office. “This is probably the most anyone has paid for a residential property in Mantoloking since the borough was incorporated back in 1911.”

Standing on a large lot, which is 140 feet wide by 470 feet deep, this classic beach house has 10 bedrooms and 5.5 baths. The master bedroom features a private, oceanfront balcony that overlooks the dunes and Atlantic Ocean.

“This is a superb seaside retreat for any family that loves to spend its summers by the ocean,” said Diane Turton, who is the broker of record for Diane Turton, Realtors. “This historic sale shows that there are incredible opportunities in today’s luxury housing market, especially in Monmouth and Ocean counties.”

Van Schoick and O’Malley are recognized leaders in the real estate business. For many years, they have been serving home sellers and buyers in Bay Head, Mantoloking and nearby communities. In 2006, Suzie and Ed earned the “Top Producers Award” among by closing over $24 million in home sales.
