Friday’s Featured Listing – Columbus Square, A New Upper West Side Community

808-heroRISMEDIA, June 5, 2009-Columbus Square, a collection of five unique rental buildings, rising from 97th to 100th Streets between Columbus Avenue and Amsterdam Avenue and featuring over 300,000 square feet of prime retail space, will provide the Upper West Side with a new residential community. Designed by the world-renowned architectural firms Costas Kondylis & Partners, LLP, and SLCE Architects, the five buildings at Columbus Square will be Manhattan’s premier new rental complex- boasting over five acres of green space.

“Our vision was to create a unique community within a community,” said Meyer Chetrit, co-developer of Columbus Square. With such notable retailers as Whole Foods, Columbus Square will be the premiere rental community in Manhattan,” he added.

Columbus Square, featuring 710 rental units, is composed of five buildings. 808 Columbus Avenue, rising 29 stories features 359 units. 775 Columbus Avenue has 12 stories and 56 apartments, 795 Columbus Avenue features 15 stories and 132 apartments, 805 Columbus Avenue is comprised of 14 stories and 63 apartments, and 801 Amsterdam Avenue has 15 stories and 100 apartments. The floor plans of the units range from studios to four bedroom penthouses.

Renowned architecture firm Costas Kondylis & Partners, LLP, was commissioned to design four of Columbus Square’s five buildings. The design, which features a limestone façade, imparts a traditional aesthetic that captures a true community feel, a departure from the glass style of architecture that characterizes many new residential high-rise buildings. Architecture firm SLCE has designed 801 Amsterdam Avenue with a modern aesthetic. Additionally, interiors and public spaces are designed by Andres Escobar & Associates.

Glistening walls of floor to ceiling windows capture unbounded light and afford breathtaking views of Central Park, the Hudson River, and the Manhattan skyline. Each of the homes has elegant touches associated with condo buildings, such as 9-foot high ceilings and white oak wood floors. The residences boast a structured media center in each home, caesar stone blizzard counters, custom closet shelving, stainless steel appliances, and washers and dryers.

Columbus Square offers residents ample open space. All five buildings have green rooftops, including a dramatic two acre landscaped rooftop at 808 Columbus Avenue and 160 newly planted trees. Landscaping was done by M. Paul Friedberg and Partners Landscape Architecture Urban Design, one of the most celebrated landscape architectural firms specializing in urban design.

The five buildings all incorporate energy-efficient features and other components to promote healthy living including the use of solar panels, a Tri-Generation System, high performance glass, high efficiency lighting, high efficiency air conditioning, high efficiency laundry equipment, digital thermostats, drought resistant sedum roof planting, and high efficiency irrigation. The developers of Columbus Square utilized recycled materials in much of their construction. For 808 Columbus they used over 5 million pounds of fly ash in the foundation and super structure concrete. Columbus Square was constructed with close to 20 million pounds of recycled steel. In addition, the 70 ft. pool at 808 Columbus Avenue is purified using a saline system instead of the traditional chlorine system. All five buildings at Columbus Square not only feature recycling bins for all of the standard recyclables, but they each have a special drop off areas in the cellar for batteries and tech wastes.

“Our vision was to build a modern classic,” said Larry Gluck, co-founder of Stellar Management. “This elegant five-building community at Columbus Square offers all the luxuries of modern condominium-living, with the added conveniences associated with renting in today’s real estate market,” he added.

Columbus Square will add over 300,000 square feet of prime commercial real estate to the neighborhood, including premiere grocer Whole Foods, Michaels, Modell’s Sporting Goods, Border’s, TJ Max, Crumbs Bakery, Chase, and Bank of America to name a few. The community is also within close proximity to Central Park, several subway lines and is served by excellent schools, including PS 163, Columbia Prep, Trinity, WS Montessori, Mandell School, and Solomon Schechter. Prudential Douglas Elliman is the exclusive rental agent.
