What Buyers Will Notice When Viewing Your Home

Luxury buyers have an eye for detail and they’re quick to make a first impression. When you’re hosting an open house or letting viewers come and go, it becomes even more important to make sure that those first impressions are impeccable. So, what are guests and potential buyers most likely to notice first? Read on.

How clean the house smells. Scent is one of our strongest senses, so it’s no surprise that the smell of a home is one of the first things people notice when they walk in. A home that smells fresh and clean is much more likely to give potential buyers a positive impression. Other lingering odours, however, such as those from pets, smoking or cooking, can be a deterrent. Avoid using heavy air fresheners too, as buyers might suspect you’re covering something up.

Whether the home has been vacuumed. Buyers will notice whether carpets or rugs have recently been vacuumed and whether dust remains in sneaky areas, like on top of books or baseboards. Consider having a detail-oriented cleaning crew in before hosting an open house or making sure you’re in a habit of doing a vacuum and wipe down beforehand.

Books and accessories. Luxury buyers will always take note of books on your shelves and accessories on display. Avoid your space looking cluttered by keeping most of them in storage and displaying only a few larger pieces.

The view outside. You can’t do much about a lackluster view, but if your luxury home has striking city skyline views or offers a picturesque scene of a sprawling backyard, make sure your blinds are up and the windows freshly cleaned. This also has the advantage of letting in all the natural light possible.
