How a Listing Video Can Help Market Your Home

When prospective buyers search for a house, they want to do more than look at the rooms and amenities. They want to feel an emotional response that makes them eager to see a house in person and makes them imagine calling it home. While real estate marketing photos are important, videos can be even more effective at showing viewers what makes a house special, evoking an emotional reaction and generating interest.

Give Potential Buyers a Better Understanding of Your Home’s Layout
Photos are limited in their ability to convey the layout and scale of a home. Depending on the angle of a shot and the lighting, potential buyers may not have a clear understanding of the size of a room or how it fits in with the overall plan of the house. With video, buyers can take a virtual tour and come away with a more complete and accurate understanding of a house’s design, so they won’t be disappointed when they view it in person.

Highlight the Surrounding Landscape and Community
If the home you’re selling sits on a large piece of land or is surrounded by natural beauty, you’ll want to make sure potential buyers appreciate those features. Some real estate agents use drones to capture overhead video that can show off mountains, bodies of water and other elements of the natural landscape that may appeal to prospective buyers and make your home stand out from others that are otherwise similar. Video can also showcase local businesses and fun things to do in the area to help potential buyers figure out if a community would be right for their family.

Attract Attention Online
Studies have found that houses that are listed with videos receive several times more inquiries than properties listed with photos alone. Most prospective homebuyers look to real estate websites and social media for help in finding the ideal property, and some of the leading real estate websites give listings that feature videos priority when they return search query results. Using video to market your home can make it stand out in a crowded marketplace and generate much more interest than photos alone could.

Bring Your Home to Life Through Video
Listing videos can immerse viewers in a house and make them feel as though they’re actually there. The right music can set a positive tone and captivate potential buyers. A short video can highlight everything that your house and the surrounding area have to offer and help you sell your home quickly for top dollar. Look for a real estate agent who will utilize a multi-pronged approach that incorporates both video and photos to market your home.
