How to Showcase Your Property When Selling During the Summer

No matter where you live, the summer selling market is hot. Sellers are trying to take advantage of an increased number of buyers, higher asking prices driven by the demand and selling before the start of a new school year. If you’re selling your home this summer, there are ways to showcase particular elements to help it stand out to interested buyers, resulting in a shorter time on the market and an ideal price. Read on for ways to showcase your house during the real estate season this summer.

Showcase the Outdoor Spaces
Summer is the time to make your outdoor spaces shine. Staging the front porch with a seating space with at least two chairs and an accompanying table will create an inviting place to sit before buyers enter the home. In the backyard, an outdoor living space with a dining area, lounging space and multiple conversation areas will create an inviting space where buyers can imagine themselves enjoying leisurely summer days and evenings. Before showings or open houses, turn on special outdoor features, such as any outdoor water features, lighting, sound system or fireplace. Setting the outdoor table and staging the kitchen are small touches that can go a long way.

Invest in Landscaping
While a full landscape plan isn’t an instant fix, as it takes several years to fill in, refreshing the landscaping can go a long way in improving the appearance of your home. A watered, cut, weed-free and maintained lawn, fresh mulch, ensuring the mulch beds are edged and heaving the right mix of annual and perennial flowers to complement the trees, hedges, shrubs and ground covering can go a long way in improving the appearance of your home.

Highlight the Natural Light
A sun-drenched home helps create a feeling of indoor-outdoor living. To maximize the amount of natural light in a home, remove heavy window treatments, arrange the furniture to allow more sunlight to shine through, and trim any outside trees and shrubbery that block the windows.

Check the Air Conditioner
A cool home is imperative during showings and open houses during the hot summer months. Having the air conditioner serviced before your home goes on the market will ensure that it’s cool and comfortable for any buyer who tours the house.

Increase the Curb Appeal
Refreshing any exterior peeling paint, cleaning the exterior windows and doors, planting vibrant seasonal flowers and keeping the lawn mowed, watered, and weed-free are all ways to improve curb appeal and ensure it’s ready for buyers. 

Keep the House Clutter-Free
A clutter-free home is critical when you’re selling your home at any time of year. However, during the summer, it can be even more important, as a clutter-free home can feel lighter, brighter and more open.
