Online Tenant Screening: A Recipe for Success

For busy landlords and property management companies alike, screening prospective tenants can feel like a full-time job. Just ask Lori Berry, rental manager at El Matador Management Company in Fort Walton Beach, Fla. Tasked with managing 108 units that range in size from studios to one- and two-bedroom spaces, Berry points to Houserie, an online tenant screening program provided by RentalRoost, Inc., as a key piece of the puzzle when it comes to finding reliable tenants—quickly and easily.

“Working with Houserie has been a great experience,” says Berry, who was first introduced to the service about a year ago when she was in the market for a new tenant screening company. “I was Googling different companies and ran across Houserie, and after reading some reviews, I decided to take a chance and go with them.” And she hasn’t looked back since.

In fact, Berry points to the ease of use associated with the entire Houserie system as one of the biggest benefits. “I don’t have to mess with anything other than getting the potential tenant’s name and email address,” notes Berry. Once an account has been created and a background screening initiated, the tenant simply fills it out and authorizes it.

And Houserie does all the rest, providing numerous screening products—whether a landlord wants an incredibly comprehensive report or a basic screening to ensure the tenant can afford to pay the rent. From validating Social Security numbers to providing a list of past addresses as well as running a criminal background check, a sex offender search and even a credit score report, Houserie offers a fast, comprehensive and secure online tenant screening service that goes a long way toward getting properties rented faster. The system also enables Berry to set a specific credit score range depending on the price of a particular property—an added bonus when it comes to screening for suitable tenants—in addition to requiring the tenant to pay the rental screening fee, which can be done online.

While timing is everything in today’s competitive market, Berry goes on to say that the time between when a potential client fills out the background screening paperwork and she receives her report generated through Houserie is typically pretty quick. “Depending on when the client fills out the paperwork, I’ll often see the report come through the same day.”

Not only does Houserie provide Berry with all the information she needs to ensure she’s making a more informed rental decision, she can’t say enough about the company’s customer service. “I recently had an issue with a tenant who wasn’t getting the email with the information that needed to be filled out in order to get the process started, and Houserie worked with me until the problem was solved,” says Berry.
