Verbal Staging: How to Distinct-ify Your Listing

verbal_stagingIn real estate, we know that listings can sometimes blend together in a myriad of words. So how do you make your listings rise to the top and stand out to consumers? Enter what we’re calling verbal staging—the art of distinct-ifying (another term we created!) a property’s great features to make them pop.

Think beyond the structure itself.We often focus on the unit or home itself—but what about other qualities it may offer? Does it have a beautiful view? Is the neighborhood quiet? Don’t be afraid to get creative—we’ve seen elements like bird sanctuaries and vegetable gardens appear in listings—and like the strategy. Spotlight what you’ve got!

Location, location, location. Make sure you do your homework on a property’s location and surrounding area. Sometimes, it’s not about what the property itself has to offer but instead what it may be near—is it in an up and coming neighborhood? Near great schools? Easy access to the highway, or airports? Make sure to highlight its proximities—many of these are key to potential buyers.

Think like a buyer. Take a step back and think: what words would motivate me to take a look at a property? We love words like: warm, homey, cozy, bright, sweeping, clean and open. If it helps, show photos of the property to a family member or friend, and see what elements they gravitate toward.
