Opening Lines of Communication and Cultivating Feedback with Showing Suite

Five years ago, Seth Shapero—a REALTOR® with Long and Foster Real Estate, Inc., had finished showing a property when he received an interesting feedback request form. Intrigued and impressed, Shapero called the agent who had sent the form, and was introduced to the software that would aid his time management, open lines of communication with his clients, and provide him with a valuable source for feedback.

A Web-based real estate productivity software suite, Showing Suite™ acts as an effective time management tool by allowing real estate agents, teams and offices to further connect with clients—and reach their full sales potential—by taking over and automating a variety of daily tasks vital to successful real estate transactions.

“It has been a really great tool for feedback reports on the listing side,” says Shapero, who uses Showing Suite’s HomeFeedback® feature, which makes it easy for him to provide clients with property feedback. Shapero uses the comments he receives on properties to show the seller when they need to make a price change. ”Those comments give me some great ammunition in terms of a graphic representation. I show them the graphs, and the feedback, and most sellers respond pretty positively,” says Shapero, who finds the HomeFeedback® feature an effective tool for negotiating prices without offending the seller. Shapero often receives calls from sellers who have gotten a feedback form from another agent, and are appreciative that they are receiving information on their properties from outside sources, too. “They get it in writing from another agent and it’s more powerful,” he notes.

In addition to helping him back up his opinion on price, Showing Suite also helps Shapero manage his time effectively, and all with a reasonable price tag. “I can send out announcements about properties to a lot of people at once, which enables me to provide a lot of information to a lot of people in 10 minutes or less. The fewer tasks I have, the better,” he explains. “It’s very inexpensive in general, especially for all the use I get out of it,” continues Shapero, who also uses the software to make announcements about newly listed properties, open houses, and price reductions. “The statistical aspect is great for showing cumulatively what the feedback has been in certain areas, he adds.”

According to Shapero, Showing Suite offers him an edge over the competition. “Not many agents in my area are using the product, so it really sets me apart.”
