Coldwell Banker Lifestyles Continues New Hampshire Growth With Concord Office Opening

Coldwell Banker Lifestyles in New Hampshire and New England, has expanded its New Hampshire presence by opening an office in Concord. The company now has more than 75 agents working in the Capital, Lake Sunapee and Upper Valley regions.

The company traces its New Hampshire roots back to 1939 with original operations in New London.  Its latest office is located at 84 North Main Street across the street from the State Capitol building.

Coldwell Banker Lifestyles, since affiliating with the Coldwell Banker brand in 2016, has grown to become a member of the Coldwell Banker President’s Award of Honor group with more than 925 transactions equating to more than $273.4 million in sales volume for 2017.

The company will differentiate itself with a heavy emphasis on technological advances including the use CBx which utilizes big data to allow clients to best understand and benefit from state and local housing conditions.

“We continue to be extremely bullish on the housing market in New Hampshire largely because of the state’s population growth and attractiveness to those looking to re-locate,” said Stefan Timbrell, co-founder of Coldwell Banker Lifestyles. “We have seen a rise of in-state moves and having the Concord office allows our agents to easily provide buyers and sellers with increased opportunities throughout the state.”

New Hampshire home prices are nearing record levels with a single family median home price in July of $298,850, more than 9.8% percent higher than the $272,300 national mark, according to the New Hampshire Association of Realtors.

“New Hampshire continues to attract new residents each year which is having an impact on the supply and demand challenges we have in real estate,” said Joe Burns, co-founder of Coldwell Banker Lifestyles. “Statewide we have historically low inventory levels which are driving up prices.  It is also leading to lower sales numbers, including Merrimack County where home sales are down almost three percent from a year ago.

“The median price of a home in-and-around Concord is $267,450, a bit lower than the state mark and homes are selling quickly at an average of just 44 days, tied for the fourth quickest in the state with Belknap County (Hillsborough County is 28 days, Strafford County 33 and Rockingham County 35).”

Burns pointed out that this pace is more than half of the 104 days on market average in the state’s most affordable Coos County where the median home price is just $106,500.  Rockingham County is the state’s most expensive where a median home sold in July for $389,950.
