We’re not sure how to tell you this, but your mom was wrong: You absolutely have to talk to strangers.

Okay, it was good advice when you were six, so don’t tell your mom we said something bad about her. Now that you’re several decades over six, it’s time to give it up.

In a day and age where people would rather order their Starbucks by app to avoid talking to another human, it can be intimidating to make phone calls—but if you want to survive as a real estate agent, you have to do it.

Here are three ways to make prospecting over the phone easier:

  1. Get there first!
    Approximately 70-80 percent of sellers only interview one agent, according to the National Association of REALTORS®. If you want to be first, stop buying lead lists and wasting your time chasing the crowd everyone else is chasing. Using Cole Realty Resource, get the cell phone numbers of your current sellers’ neighbors, or get phone numbers of people in a neighborhood you know is hot.
  1. Do less work!
    You heard us. Use Slydial or Slybroadcast to drop messages directly to voicemail. Record individual personalized messages or broadcast the same message to your whole list. Either way, save time (and hang-ups) by landing in their voicemail inbox without ever ringing the phone.
  1. Turn weakness to strength!
    This one is personal. It’s not a tech trick; it’s a mind shift. Often, we avoid calling because we don’t want to be seen as pushy or overbearing. Ironically, this is a huge contradiction in logic: You don’t make phone calls to people you want to represent in sales because you’re worried they might think you’re too focused on sales. Most clients prefer a sales-focused agent because they know you’ll work as hard for them as you work to get them.

Alright, get out of your email and get on the phone—oh, and call your mom while you’re at it!
