Warm Weather Tasks You Should Tackle Before Listing

With summer comes longer days, sunny skies and higher levels of humidity. While many people long for these conditions, higher levels of heat and humidity can also increase your home’s chances of mold growth and interior damage. If you’re planning on listing your home now or in the fall, make sure you tackle these maintenance tasks first:

Have your air conditioning unit properly maintained. A malfunctioning air conditioning unit can be costly to repair at best and can even do structural damage at worst. Regular A/C maintenance definitely saves you money and headaches in the long run. If you have a portable unit, you can remove the fan cover and clean out any debris yourself—just make sure it’s turned off first. But leave the HVAC units to the professionals.

Tackle any deck repairs. When the sun’s out and your deck or porch is fully useable, this is the time to repair any damages. If you’re planning to sell your home before the winter hits, you can bet your buyers are going to want to inspect the outdoor space! Make sure the steps and railing are solid and look at parts that may need some refinishing.

Reseal your driveway. With most homes, the driveway is one of the first things buyers notice when they pull up. It’s a major part of curb appeal. After a long winter, be sure to inspect your driveway for cracks, which are common due to the freezing and thawing that happens before summer hits. Consider repaving and resealing once the sun comes out.

The warmer weather can be a great time to tackle maintenance tasks that either result from colder temperatures or aren’t visible with snow on the ground. To get your home looking its best for potential buyers, take care of summer details like this and give your house an edge.
