How do you help sellers get the best price for their home in today’s market?

I believe it is important for clients to have an agent who is a skilled negotiator and an effective marketing agent who will promote their property online as well as offline and has a tailored marketing approach to sell their home. I make it my priority to operate my real estate business each day to meet these needs and help the seller reach their goals.

What’s your marketing strategy for enabling a home to sell for the best possible price?

I provide extensive exposure of the property. The online exposure consists of listing the property on numerous websites; search engine optimization is constantly analyzed to ensure peak performance. I have systems in place to constantly drive traffic to my websites. The websites offer a wealth of useful free information, and are linked to my listings; the sites promote the properties 24/7. In addition, I utilize the MLS, newsletters, newspaper ads, flyers, etc. All these things result in more showings, which ultimately increase the potential for more offers and thus a higher price.

During this process I stay in contact with agents who have shown the property and if the situation renders, create a competitive climate in order to achieve a higher price for my clients.

How do you utilize technology to get the best price?

My office is set up with a contact management system that helps me match buyers and sellers as well as automated systems to market a property. I use the contact management system to store all potential prospects and to maintain regular contact with them as the need arises.

I also use a PDA device and scheduler to keep all appointments and tasks organized. All online leads are sifted and sorted automatically based on the criteria entered by potential prospects before being processed into my contact management system. Online videos pertaining to topics related to real estate are also available for viewing to help prospects and clients make the right decisions.

All of the above helps to create an organized and systematic system that will help to attract a higher number of buyers and sellers, which in turn results in the potential for a better price for my clients.

What role does networking play in obtaining the best sales price?

Over my lifetime, I have established a number of contacts that I regularly tap into to match buyers and sellers. Past clients are a great source of referrals and quality contacts. I occasionally sponsor community events that increase my visibility and awareness in the market.

As part of my professional networking, I belong to an elite group of top producing agents. This affiliation provides me with the opportunity to meet thousands of agents from across North America regularly where we discuss and exchange ideas pertaining to marketing, and implementation of systems. I am a member of the Top 5 Real Estate Network® where any agent belonging to this group must adhere to higher standards and stringent requirements, including experience and results. I also sit on a committee with the Toronto Real Estate Board.

What’s your best idea for turning this market to your advantage?

Due to the systems I have in place, I am able to offer wide-reaching exposure for my listings, helping my sellers obtain top dollar for their properties. Likewise, through an established network of contacts and resources established over seven years, I am able to find properties for my buyers that are great value for the money. This is the perfect time to buy.

What’s the one thing you can’t live without in this market?

Top of the list is my team, which is invaluable, particularly in this market. Further, my contact management system enables us to service our client needs efficiently and effectively.
