The Nature of Web 2.0 Internet Leads

RISMEDIA, August 20, 2007—We all hear everyday about “good” Internet leads and “bad” Internet leads. We hear how to cultivate leads, how to drip on them with e-mails, how fast we have to respond when a lead comes with a phone number.

There is a new type of lead of late that should be at the top of any Realtor’s list to acquire. That is the lead that has seen a well done video on a Realtor’s Web site. What kind of video? A video that shows the Realtor and his/her team in a very professional presentation and includes lots of info on what to expect if a consumer chooses them.

Why is this a new type of lead? Because by watching this video maybe the lead has entered the world of WEB 2.0. Web 2.0 is the subject of many definitions. Video may not be officially 2.0, but in this case, through the use of video, the consumer has a chance to get a real feeling for or sense of the Realtor and what the Realtor offers. The consumer can sit there in front of their computer and listen and watch your presentation. You can introduce various members of your team who might be handling any part of a transaction.

Or how about the really “special” listing. Imagine a prospective buyer at his computer watching the homeowner walking through the house sharing his/her family history in each of the rooms. I’ve seen several of these and the emotional dimension of such a presentation is dramatic. Another good idea is a video presentation of various neighborhoods, or videos of the best places to visit in town. You are sharing your community with your prospects.
