With all the information available on what to do when you’re buying a new home, you may feel prepared to embark on your homebuying journey. However, as with any experience, mistakes are inevitable. Knowing what these common mistakes can help you avoid them and have a smooth homebuying experience. Read on for some of the most common mistakes when you’re buying a home in the spring real estate market. 

Not working with a professional real estate agent (or not using a real estate agent at all)
Before you begin touring open houses, you’ll want a real estate agent already representing you. This agent should be a local expert who is deeply familiar with the neighborhood, experienced, professional, and someone you get along with. A real estate agent who is deeply familiar with the area can provide insight into listings not yet on the market and different neighborhoods and can help you navigate a complex market and negotiate on your behalf.

Not negotiating effectively 
It doesn’t mean you can’t negotiate because it’s a competitive market. Work with your real estate agent to compose a creative yet competitive offer that will stand out to the sellers.

Skipping a home inspection
If you’re home searching in a competitive market, you may consider skipping the home inspection to make your offer stand out. However, skipping this step can result in finding significant issues after the home is in your possession. A home inspection is essential to discovering any potential problems with the property.

Skipping a final walk-through
A final walk-through is an integral part of the homebuying process. Although it seems like an easy step to skip, it is your final chance to ensure that any agreed-upon repairs have been made and that the home is in the same condition as when you made the offer.

Not thinking long-term
Buying a home for your short-term needs is fine if you plan on moving in several years. However, if you plan on staying in the house for years to come, it’s essential to visualize your lifestyle in the next five, 10, 20 years. Will the size of your family dramatically change? Will there be any significant financial changes, such as changes in income? Looking forward to the future can help shape your homebuying decisions.

Becoming too emotionally attached
When you’re touring properties, remaining emotionally unattached is key to making an intelligent decision. Allowing yourself to fall in love with a home can cloud your judgment. Suppose you fall in love with a house without considering all the factors, such as the inspection report, the price compared to other comparable homes on the market, and the location. In that case, you may own a home that isn’t in your best interest.

Not researching the neighborhood
If you find your dream home without carefully vetting the neighborhood, you may find that the house is outside your preferred school boundaries, it’s not as walkable as you thought, or is too far away from your ideal amenities.
