Frank Napoli of Berkshire Hathaway HomeServices Nevada Properties and owner of The Napoli Group has closed the sale of Penthouse 4206 at Waldorf Astoria Las Vegas for $10.1 million, setting a new record for the highest sale in the building’s history.
The transaction currently stands as the largest high-rise sale in Las Vegas in 2026 so far. With this closing, Napoli now represents the four highest sales ever recorded at the Waldorf Astoria Las Vegas, the company noted.
Located on the 42nd floor, the approximately 3,922-square-foot corner penthouse features two bedrooms, three bathrooms and expansive living and entertaining spaces, with panoramic views of the Las Vegas skyline and surrounding mountains.
The residence has been fully remodeled with high-end finishes. Floor-to-ceiling windows highlight views of the Strip and city, while an open-concept layout connects the living room, dining area and kitchen, a release noted.
“This sale is incredibly meaningful for me,” said Napoli. “As a longtime resident of Waldorf Astoria, I’ve always believed in the brand, the lifestyle and the long-term value of the building. Watching the demand grow over the years has been exciting, and it’s an honor to represent so many of the most significant transactions in the tower’s history.”
The company noted that Napoli has been active in the luxury high-rise market in Southern Nevada, representing multiple top sales in recent years, including the highest transactions in 2024 and several top-tier deals in 2025.
The Napoli Group was also recognized as the top-performing team at Berkshire Hathaway HomeServices Nevada Properties in 2025, achieving more than $176.8 million in total sales volume.
