Increased Market Share Fuels Q2 Results for Rocket, Despite ‘Toughest Spring Market in Years’

CEO Varun Krishna reported that the company delivered its most profitable quarter in four years thanks to gains in both purchase and refinance.

Despite fierce headwinds driven by the war in Iran and still-rising mortgage rates, Rocket Companies reported impressive gains during its Q2 earnings call on August 6, thanks in large part to reaching “record levels” in both purchase and refinance quarterly marketshare.

“It was one of the toughest spring housing markets in years,” said Rocket Companies CEO Varun Krishna. “Now against that backdrop, Rocket delivered one of its strongest quarters in recent memory. We delivered our most profitable quarter in four years.”

According to a release, the Detroit-based homeownership platform, offering mortgage, real estate, title and personal finance services, generated $2.78B in total revenue, net, up from $1.45B in Q2 2025, and GAAP net income of $229M, up from $34M year-over-year. Total adjusted revenue came in at $2.76B and adjusted net income, $441M, near the midpoint of the company’s guidance. Additionally, Krishna reported that adjusted EBITDA margin increased from 26% in Q1 to 28% in Q2.

Krishna attributed the company’s success to record-level marketshare gains in Q2, with purchase share increasing to 6.2%, up from 5.5% in Q4 of 2025, and refinance share increasing to 14.3% from 12.2% over the same time period. 

According to Krishna, the company’s Q2 performance is a direct result of its strategy to build a real estate ecosystem with a “durable recurring revenue foundation.” 

“Today, more than 70% of our revenue comes from recurring or less rate-sensitive businesses…Purchase mortgages, home equity, personal loans and Redfin diversify us across broader parts of the housing market,” he said during the call.

Reporting that the integration of acquired firms Redfin and Mr. Cooper is “well ahead of plan,” Krishna elaborated on Rocket’s strategy of creating an ecosystem of businesses that reinforce each other.

“Redfin brings clients into the Rocket ecosystem earlier,” he said. “Mortgage helps them finance one of life’s biggest decisions. Servicing keeps that relationship alive for years. Additional products allow us to continue serving these same clients as their needs evolve. So the important point isn’t that we’ve added new businesses, it’s that we’ve changed the economics of the business fundamentally. Our recurring revenue base is larger. Our client relationships last longer. Our acquisition costs improve as these businesses reinforce one another, and our operating leverage expands as AI increases productivity across this platform.”

Redfin, Compass partnerships paying off

Acknowledging that the homeownership journey begins long before the mortgage application, Krishna spoke to the value of the firm’s partnership with Redfin, the home search portal it acquired in 2025, reporting that in June, mortgage leads from Redfin more than doubled year-over-year. Krishna currently serves as Redfin’s interim CEO. 

“Historically, Rocket entered the relationship when a client decided to finance a home,” said Krishna. “Today, we’re increasingly entering months earlier while they’re still searching. That completely changes the economics of client acquisition. Product improvements and proprietary AI models have increased lead conversion by roughly 30% over the past year, helping more clients move from searching to touring, financing and closing. And when buyers are ready to finance, Rocket is already part of the experience.”

Krishna highlighted the financial incentive to consumers to stay within the Rocket ecosystem: Clients who buy and sell through Redfin and finance with Rocket Mortgage can save up to $20,000, he said.

During the earnings call,  Rocket Companies President, CFO and Treasurer Brian Brown indicated this incentive is paying off. “Mortgage attachment to percentage of Redfin buy-side clients who finance with Rocket Mortgage has reached 47% approaching our 50% target,” he said. “That momentum helped drive the direct-to-consumer purchase volume up 45% year over year.”

“We can offer an incentive of this size for one simple reason,” Brown added. “We own the search portal, the real estate brokerage, the mortgage financing, the title and closing, and the servicing…our cost to acquire these clients is nearly zero. We pass these structural advantages right back to the client, directly addressing affordability, which is the biggest barrier in today’s housing market while deepening relationships across the ecosystem.”

Through Rocket’s three-year agreement with Compass to provide national exposure to its private and coming-soon listings via Redfin, Rocket has also gained an inventory advantage, said Krishna. 

“Through our Compass partnership, Redfin continues expanding unique inventory that isn’t available on other major home search portals,” he said. “Nationally, Redfin now offers approximately 25,000 exclusive listings. More inventory attracts more serious buyers. More serious buyers create more financing opportunities. That’s why Redfin matters. It allows us to build relationships earlier, convert them more effectively, and increase the lifetime value of every client who enters the Rocket ecosystem.

Krishna pointed to the importance of AI in servicing its ecosystem.

“Every year we keep a client, we improve the probability of serving them again while reducing the cost of doing so,” he said. “Artificial intelligence simply accelerates that advantage by improving client experiences, strengthening recapture and increasing productivity across the entire platform.”

Tough times for real estate to continue

Looking ahead, Brown anticipates a continued rocky road for residential real estate, and has adjusted Rocket’s projections accordingly.

“Last quarter, we told you our real-time data indicated a tougher market than industry forecasts suggested, and that is exactly how the second quarter played out,” said Brown. “Today, the same data leads us to expect the third quarter mortgage market to be smaller than the second, something the industry has not seen since 2022. With that context in mind, we expect adjusted revenue to be between $2.5B and $2.7B in the third quarter. This guidance implies continued market share gains in both purchase and refinance.”

Krishna believes that the ecosystem he has built at Rocket will carry the firm through the troubled waters ahead. 

“We can’t control where mortgage rates go next quarter,” said Krishna. “We can control the business we build. Quarter after quarter, we’re building one with a stronger floor in difficult markets and significantly more upside when housing activity returns. Competitors may have pieces of this model. No one has integrated it the way that Rocket has.”
