How Your Client Secretly Wishes You’d Use Property Tax Data

As the producer of one of the nation’s largest public records tax products, we are all too aware of the complexity and depth of data available to agents. Our CRS Data MLS Tax Suite is the result of decades of innovation, research and an evolution of data acquisition.

There’s a lot of work we do on our end to create seamless reports and features so we often do a gut check by stopping to talk with our real estate agent customers about what does and doesn’t work for them. We like to ask what their clients want, the data they love seeing and the possibly overlooked data tidbits that flipped the switch on their clients’ sales or purchase experience. After all, at the end of the day our property data within our CRS Data MLS Tax Suite needs to help the client successfully buy or sell a house.

We spoke with Ryan Levenson, Broker/Owner, ABR, RE/MAX Preferred Properties out of Knoxville, Tenn., recently to provide insight into the property information that clients want – but may not originally ask for. These are a few highlights we gathered…

  1. Title information can be fascinating. Levenson’s clients will often take time to review the names and mortgage history of their potential home. In historical neighborhoods especially, it’s always a plus to see large jumps in sales values through the years.
  2. Levenson uses CRS Data’s “layers tools” to create a wealth of information in a map layout, which can do wonders in bringing value to the client/agent relationship. He will often times create a map that shows flood zones, past sales and other details to help present the subject property’s unique characteristics, location and benefits.
  3. Create a comps listing directly through your property records system. The CRS Data MLS Tax Suite, for example, processes data directly from the tax accessors office, so the listing can often times catch properties that otherwise may have been missed, such as FSBOs. The system is easy to use and allows Levenson to remove outlier properties and update the in-depth comps report with a simple click.
