Tools for Success: MRIS Market Statistics

MRIS, Oct. 15, 2007-MRIS offers many tools to help you shine on appointments. Become the expert in your marketplace with Market Statistics. When used on a listing presentation, this information will help you to stand out from the other agents who may be interviewing with the seller.

Here’s how to access the Market Statistics:

Log into www.mris.com
Hover over News on the left side of the homepage
Select Market Statistics from the sub menu

The Market Statistics page features monthly, yearly, and ZIP Code reports for cities, counties, and groups of counties. Click the FAQ link at the top of the main page for complete details on how to interpret the reports. Take a look at the bottom of the page and you will see a link allowing you to export the information into Excel format.

You will find attached/detached information, average days on market, new listings for the month, total active properties for sale, total properties for that month that obtained contracts (contingent and contract status), and total closed properties. MRIS also provides a comparison to the same month in the previous year.

The ZIP Code report provides the above mentioned information, narrowed down to specific ZIP Codes in your region of interest. Using this report, it is possible to determine how many properties sold by price range in a given month and how many in that same price range were active when the report was released. Using this information, you can effectively demonstrate the percentage of homes that sold. For example, if 8 properties sold in your ZIP Code within a particular price range and there were 80 actives, then one out of ten, or 10% of the listings sold.
