Home Protection Plans Help Homeowners Worry Less

American Home Shield goes above and beyond for buyers, sellers and real estate professionals alike

When it comes to purchasing a home, buyers have a lot on their mind. Once all the dotted lines have been signed and the moving vans have left the neighborhood, the last thing new homeowners want to deal with is a broken home system component or appliance. And with American Home Shield® (AHS) on their side, homeowners can sit back and enjoy their new space, with the peace of mind that their home protection plan through AHS has them covered.

For Kevin Blain, team leader and owner of the Kevin Blain team with Keller Williams Realty in Tulare, Calif., the decision to partner with AHS was a no-brainer. From the beginning, Blain has seen just how important it is to have a partner such as AHS by his side when it comes to exceeding his clients’ expectations.

“American Home Shield will do everything they can to take care of my clients,” says Blain, who goes on to explain that the biggest advantage in being able to incorporate an AHS home protection plan into a transaction is the satisfaction of his clients knowing that the major appliances within the home are covered even after the sale is complete.

And it doesn’t stop there. Home protection plans offered through AHS aren’t only beneficial for buyers and sellers, they’re also a boon for real estate professionals themselves. “American Home Shield offers great value,” says Blain. “The fact that I can count on American Home Shield to take care of my client long after the escrow is closed provides peace of mind for me as well.”

Predicting when a major component within the home will fail is nearly impossible, yet with AHS, clients can rest assured that if something unforeseen should happen, they’ll be taken care of. With home protection plans designed to meet the varying needs of buyers and sellers, AHS delivers, protecting up to 21 major home systems and appliances.

While Blain isn’t at a loss when it comes to success stories that speak to his experience in working with AHS, the one that stands out the most involves an AC unit in a 20-year-old home that stopped working just two days after escrow. “The American Home Shield warranty kicked in, saving the buyer a lot of money,” says Blain. “And it protected the seller as well since the buyer contacted American Home Shield rather than assuming they were sold a home with a broken AC.”

Having closed more than 2,500 transactions in the last 12 years, Blain and his team have seen first-hand the benefits that come with incorporating a home protection plan into a contract. In fact, Blain insists that his sales agents ask for a home protection plan with each contract they write. “When it comes down to the numbers, a home warranty is included as part of a contract 90 percent of the time. And 99 percent of those are American Home Shield,” says Blain.

“I wouldn’t want to close a transaction without an American Home Shield warranty,” he concludes.
