Would a Home Theater Help You Sell Your Home or Make It Harder?

If you like watching movies with your family, you want a comfortable place where you can relax and enjoy quality video and sound. A home theater could be an oasis for your family to spend time together in the evening or on a weekend. 

With a large screen TV, surround sound and comfortable seating, a home theater could provide a movie theater-quality experience in the comfort and privacy of your own home. You could watch the content of your choice whenever you wanted, control the temperature and sound, and avoid the distractions that are common in movie theaters, such as fellow patrons using their cellphones. A home theater might also help you sell your house in the future.

Why a Home Theater Could Be a Good Investment
A home theater could appeal to tech savvy buyers who enjoy spending time at home with their loved ones. If your house had other luxury features, a home theater could be an excellent addition. Some buyers might even expect a home theater in a high-end property. 

Some other improvements, such as a home recording studio, would only appeal to a limited subset of buyers. Others, such as a pool, would require regular maintenance. A home theater, on the other hand, would have broad appeal and would require little work to maintain.

How to Design a Home Theater
If you decide to add a home theater to your house, be sure that it is well designed and that it includes equipment and features that would appeal to potential buyers. If you don’t have an in-depth knowledge of the latest home theater equipment, consult a professional so you don’t spend a large sum of money on equipment that is or soon will be outdated. That would not help you attract a buyer and it might even be a turnoff.

A home theater does not have to be huge, but it should be large enough for two rows of seating. Converting an existing room to a home theater would likely cost much less than building an addition.

Invest in quality, comfortable seats. Your home theater should have light fixtures that would create a relaxing atmosphere, as well as good acoustics. Everyone who watches a movie should be able to hear what is being said on screen, but the sound coming from the home theater should not disturb people in other parts of the house.

Focus on How a Home Theater Could Improve Your Lives Now
Although a home theater might help you sell your home in the future, that should not be your primary consideration. Depending on where you live and the state of the real estate market when you decide to sell your home, you may or may not recoup the majority of your investment. Focus on the value that a home theater could add to your family’s lives while you live in the house to decide if it would be a worthwhile investment.
